SETÚBAL | REHABILITATION PROJECT WILL BRING HISTORIC BUILDING BACK TO LIFE

An old and damaged building in the historic centre of Setubal is going to be meticulously restored, maintaining its timeless characteristics and responding to the current needs of a couple, giving way in the future to a two-storey single-family home with an attic.

Over the years, Setúbal has continuously invested in its qualification, which, according to the municipality, has enabled “a more cohesive and inclusive evolution of society and the surrounding area, making Setúbal a more harmonious and attractive municipality in which to live”.

In the Setúbal 2026 Strategic Development Plan, the City Council highlights the attractiveness and preservation of the city’s role as an urban centre, which was under threat due to the deterioration of the buildings and urban spaces in Setúbal’s historic centre and the Bairro Salgado. As a response to this situation, the City Council approved the delimitation of Setúbal’s Urban Rehabilitation Area (ARU), covering an area of approximately 1,393,350 m2 and 3,050 buildings.

The Architecture, Interior Design and Decoration Project will convert the building into a single-family dwelling. The street-front façade will be completely rehabilitated and will be part of Setubal’s urban regeneration strategy.

Since the interior is totally dilapidated, the architectural option will be to build a completely new structure, keeping only the street-front façade.

The main entrance will be kept on the left-hand side of the façade and will provide access to a hall with lioz stone flooring, a door leading to the social area of the house and a staircase to the private bedroom area.

The social area of the house will be designed with a fluid, open space, providing a feeling of spaciousness. The rooms will be divided in a subtle and elegant way by means of microcement-coated pillars, which add a modern and sophisticated touch to the room. In addition, the ceilings will be differentiated with two different heights, creating an interesting visual effect, and will be highlighted by illuminated crown mouldings, thus providing an evenly lit environment.

The living room and kitchen will be open-plan, giving the space a feeling of fluidity and spaciousness. To maximise the area available in the living room and the passage to the outside, the shelving unit will be completely built into the wall. This will make better use of the space, freeing up the area for the living room and providing a smooth transition to the outdoor patio. In addition, access to this outdoor space will be via an opening with three folding leaves. This opening will provide a better connection between the interior and exterior, allowing more natural light into the interior environment.

Significant improvements will be made to the outside patio, as well as to the rear façade of the building. Two separate levels will be created, the higher of which will house a small swimming pool that can be covered by a sliding platform. The entire space will be covered with ceramic decking, with a view to ease of maintenance. The pool will also have an automatic cover, making it possible to extend the patio area during the colder months when the pool is not accessible.

The private area of the house will be located on the upper floor, with the master suite facing the street. The bedroom will have a bookcase built into the wall, a dressing room and an elegant en suite bathroom.
