Single family house in Leceia

The design of the T4 house located in Leceia, Oeiras, is characterized by a parallelepiped volume of 2 floors, with the -1 floor partially buried, which emerges from the land at a height higher than that of the street (about 38 cm above the of street layout). Since the plot develops in depth in the west/east direction and the land is a slope exposed to the southwest with a large difference in height (approximately 7.50 m) and therefore, the house was implanted in “terraces” in order to minimize the movement of earth that will be necessary for its construction.

The location of the space for the garage will be at floor -1 level, partially buried and with direct access from the public road.

As for the deployment on the ground, the guidelines were extremely important in the spatial organization. On floor -1, from the main entrance (central area of ​​the house) to the west, access to the Hall, distribution area for the remaining floors, which constitutes the stairwell and an elevator platform with a closed cabin.

On the 1st floor, there is a corridor that gives access to the 2 bedrooms facing west, 1 suite to the north and the master-suite with en-suite bathroom and dressing room facing south towards a flowerbed. The 2 bedrooms are similar in size with their own bathrooms and a shared balcony, accessible to the west. The suite has access to the outside to the north and has a bathroom and dressing room. On the upper floor, the kitchen and dining room are accessed to the north via the staircase. To the south, the social area comprises a large living room. A guest toilet is also provided.

To the south, in addition to the flower boxes placed on terraces, a covered flower box is proposed on level 1, so that the Master Suite and the Sanitary Installation have a more harmonious space that allows contact with nature.

For the living and dining room, a glazed surface was developed facing east in order to improve the healthiness of this space and to obtain more light inside. The window will have 6 sliding leaves, allowing access directly onto a patio to the east (an area protected from the dominant northerly winds), consisting of a decked area.

The roof will be made of pebbles accessible for maintenance in the initial phase and will later be converted into a space for leisure and contemplation of the landscape.

On the top floor, Floor 1, we will have the most private area of the house, accessible by stairs or platform lift, with a circulation area of 6.70 sqm, which will give access to the master suite of 13.33 sqm to the east/south, to a suite that will be to the east/north and to the two bedrooms to the west. The master suite consists of a 5.07 sqm bathroom adapted for people with reduced mobility, a 5.43 sqm dressing room and a sliding door that allows the space to be ventilated and overlooks a 4.25 sqm flowerbed. To the west are 2 bedrooms, each with an area of 12.78 sqm and a bathroom of 3.10 sqm. These two rooms share a balcony of 11.25 sm with a natural-coloured varnished exotic wood shade. To the north/north-east is the 15.58 square metre suite, with a 5.41 square metre bathroom and a sliding door that allows ventilation of the space and access to the outside.

On the 2nd floor, there will be a circulation area of 2.50 sq metres with access to a social bathroom of 1.70 sq metres.

To the south is the 15.66 sq.m. kitchen and a 13.44 sq.m. dining room. The kitchen has access to an 11.77 sq metre balcony to the west, with a vertical wooden slatted structure to protect the clothesline area. On the opposite side, to the north, there is a 29.18 sqm living room with access to the balcony. Both rooms have direct access to a 28.26 sqm permeable decked area, a 100 per cent permeable vegetable plot and a 32.13 sqm swimming pool.

The house was designed so as not to clash with its surroundings. Special care was taken in combining materials, with the predominant colour being white and exotic wood varnished in natural colour in compliance with the subdivision’s regulations.

To overcome the very steep terrain, the land will be modulated into three levels to the north and south of the house, with terraced flower beds. As well as harmonising the surroundings, they also serve the function of supporting walls to hold up the land. On the north elevation, an external access to the backyard is proposed, with a flight of stairs to access the intermediate landing and a second flight of stairs to access the backyard. The floor will be covered in rectified, non-slip porcelain stoneware and the flower beds will be made up of small shrubs to minimise the visual impact of the side walls. The intermediate landing provides access to the north suite. The east patio will have a large 100% permeable vegetated area and a swimming pool. In the area below the pergola, where there is a barbecue bench, it is proposed to level the ground in order to lay permeable decking. The swimming pool will be edged in travertine stone.
